Flood Risk Checklist: What to Check Before Buying a Condo in Bangkok

Bangkok sits on the flat, low-lying Chao Phraya delta — most of the city is barely above sea level, and large parts of it flood somewhere almost every rainy season. That doesn't mean every condo is a bad bet; it means flood exposure deserves the same five minutes of diligence you'd give to a building's fire exits or a unit's floor plan, before you sign anything.

A high floor doesn't protect the building itself, its parking, its electrical rooms, or its access road — all of which are usually at ground level. Look up the ground elevation of the address (not the unit), and compare it to Bangkok's citywide average of about 1.5m. Anything close to or below that average deserves a closer look at the other factors below.

A canal (khlong) a few streets away can matter more than what's directly visible from the balcony — Bangkok's canal network moves water across a much wider area than its width suggests. Distance to the nearest canal or river is one of the clearest predictors of local flood risk, worth checking specifically rather than assuming.

Public flood-risk data (including ours) generally can't see a building's private drainage, sump pumps, or flood barriers — that's information only the building management or developer can give you. A well-managed building in a moderate-risk area can outperform a poorly maintained one in a low-risk area; ask directly.

A single dry year doesn't mean an area is safe, and one flood doesn't mean it's doomed — look for a multi-year pattern. Areas with recurring flooding in several of the last 10+ years carry real, repeated risk; areas with none carry meaningfully less, all else equal.
